Planners consider mixed-use development at Chatsworth transit hub

When looking at cities across the country, it isn't hard to see that mass transit routes can be excellent places for commercial and residential development. This kind of real estate planning has to be done carefully, though, with engagement between public and private partners. The process of getting such a project going can take years and require extensive negotiations and legal decision making.

These issues appear to be on the table in Chatsworth, where Metro officials have suggested developing a mixed-use complex where a train depot parking lot now stands. Right now the station in Chatsworth is a connection hub for Amtrak, new Orange Line buses, Santa Clarita buses, Metrolink trains and Metro buses. In short, a retail and residential development in the area could prove quite lucrative.

But, careful not to put the cart before the horse, county supervisors quickly indicated that solid plans don't exist at present and that commercial development isn't expected any time soon. A Metro director did say, though, that the transit agency is in favor of developing mixed-use complexes such as the Hollywood & Highland Center, which is located above a Red Line station.

If planners in Chatsworth are considering a similar development, then the plan will eventually have to go before a local review board that considers matters such as signage, architecture and the height of buildings in the area. Chatsworth's neighborhood council would also have to consider land use and zoning issues.

While this particular plan appears to be in the brainstorming phase, it's never too early to begin weighing the legal options for a successful real estate project.
